Ahh the Great Northwest! Drive around and you will see plenty of mossy roofs. Some even have ferns sprouting on them.
You really have to take care of your roof or it will leak. Moss growing under an asphalt shingle will lift it up from its seal and wind-driven rain will get under it.
If you’re lucky and have decent underlayment under that shingle, maybe the leak won’t happen right away. But eventually the water will rust out a nail penetrating through the underlayment . It’ll make a hole and start leaking.
Asphalt shingles are rated and priced as good, better and best. Their warranties vary, but man it’s tough trying to have a warranty approved. The main thing I tell people is that the roof is only as good as the installation. It has to be done correctly! No matter who does your roof, make sure they are professionals. Watch out for the lowest price bids and ask lots of questions.
Flat roofs are the trickiest. You must have proper draining on a flat roof. They are designed to allow some pooling of water on them but if they pool too much, they will overflow the drain and leak at the parapet flashing, which is not designed for high water levels. Flat roofs must be cleaned off on a scheduled basis.
Improperly installed roof flashing is also a big cause of leaks, especially at the roof edges.
